South Acton regeneration

Hi everyone,We are leaseholders of a property in Church Road which Ealing Council have served a demolition order on.  We are wondering if there are any other leaseholders on here who are in a similar position and who are willing to meet for a chat with regards to the offer Ealing Council are providing?Please let me know.Thanks,Jo

We are planned for Phase 7 which means we need to be out in 12-18 months.  However, we would be keen to hear of other people's experiences even from other phases.

Are the terms for compulsory purchase orders fixed or can they be negotiated? I only ask as I'm surprised at the number of properties being offered for sale across the South Actone estate that will be due for demolition in the next 2-3 years. I guess if you are a buy to let investor with the possibility of a few years rent income and then a guaranteed CPO price, that could be an attractive proposition, but I can't think who else would buy.On the leaseholder question, I was under the impression that people with secure tenancies were being offered properties in the new builds in a phased sequence as their homes become scheduled for demolition.

Everything is done at this stage on a voluntary basis and then a compulsory purchase orders served later on if an agreement cannot be found between the tenant and the council.  It will also depend what phase the buildings are in and therefore when the demolition is going to happen.  So I guess it's possible to sell/buy one of the properties now.If you are a leaseholder, you are offered a new property but they are almost twice the price of what the old properties are worth so you have to take a mortgage for the difference or have shared equity with the council.  Also, it is not done on a like-for-like basis as the new properties generally do not have gardens or parking as the old properties do.  So we go from solely owning a property with a garden and parking to partly owning a property without these.  So I'm looking to see if anyone else is in the same position and would be willing to share their experience.

i thought  phase  7 was  barwick  house which sits  on  to  the  back  of  me was speaking  to  a lady  that  moved  to  the  new  flats she  said  u can  hang  a picture  up  without  use  of  a hammer

Demolition of Barwick House and Carisbrooke Court is Phase 8, scheduled for 2018-20. Charles Hocking House and Hardy Court are Phases 2&3,scheduled to come down in 2015/16.

Hi Jo,I own a 3 bed property in Clandon Close and this will be replaced with the new properties in Acton Garden, Bollo Lane. Except, we haven't received a letter from Ealing Council yet. Our property is currently let out to another family and most of our old neighbours have received this letter.A 3 bed property on the estate sold for £240k in 2007 so I'm very curious whether Ealing Council will purchase our property for the £350k value checked on Zoopla recently.
