Residents parking in Acton Gardens

I recently moved into Acton Gardens and tried to apply for a residents parking permit, only to be told that the new flats were not eligible to apply for one. I wasn't made aware of this before moving into the area, and need my car for work so need to be able to park near where I live.There is some free parking but these are very limited and are always full - I spent 45 mins driving round looking for one of these spots the other day. The controlled parking zone (CPZ) that starts 20m away from the building I live in, always has empty parking bays so it seems crazy that as a resident (who pays council tax) I'm not allowed to purchase a permit for these (empty) bays! Has anyone else had this problem? What have youAny help/advice would be greatly received, as I cant spend 45 mins looking for a parking space each day! Thanks

So is the population situation!There are restrictions on parking everywhere - it is not as if it is just Acton or London or Great Britain.

The parking situation is ridiculous, we shouldn't need to entertain this car sharing and renting malarkey - its not a solution, especially for those with family, kids and visitors.

This has got to be the most polite thread on parking in the history of this forum.But seriously, There is an app called "Park on my drive" which matches drivers with residents whose drive is empty while they are at work or who don't own a car.  It could help.

I can now see a notice posted on the empty shop. Its for Sainsbury's. There is no information on the opening date but hoping we don't have to wait too long..

It's a shame that the chap who had the Newsagents could not open up a new shop on the site. He was quite handy now the Kiosk at Acton Town Tube Station has gone.

I think that true Bob but spoke to a elderly lady today  they were promised the supermarket I can see why disappointed lucky she has family I see l and q empty  the  shop today  looks like they have been using it as storage

True that. I have been asking repeatedly the development manager about the shop which was supposed to open in October but is now postponed until new year. There is yet no official confirmation on Sainsbury's and every time i was told they would be signing the contract soon..and if i remember correctly then the last acton gardens newsletter said this supermarket is temporary and will shift to the "community hub" which will be built on the current hardy court location.. The supermaket will then be converted to a coffee shop..

Bob  the chap that had newsagent asked could he stay open till new supermarket was open  no was the answer  so the people have to go to the high St if they want to shop not fair on the  sick and the elderly

There was an understanding that there will be a small supermarket, chemist and possibly a coffee shop, but whether any of these will transpire is anyones guess.

Yes is there no arrangement for Doctors, carers etc., if not it must be an impossible situation for residents.

Goodness, lets hope the new block with 36 floors is well organised for parking,  Surely there should always be one free parking space for residents.

No mention of restricted parking on Acton Gardens sales pamphlet this could affect future sales.Can see Minal joined by hundreds more looking for free parking spots.

We once lived in a development a bit like this in Hammersmith where the smaller units did not have an underground parking space and only the larger ones.  A lottery was held for the remaining spaces available (to buy at a price) but we were unlucky.  At that time there was no CPZ in surrounding streets.  I'm sure there will be now.  Tired out with house hunting we forgot our car one weekend and it must have spent a week in the pound before we remembered we'd left it in the wrong place and retrieved it.It shows how important it is for everyone to make sure that the public transport is good around them by taking an interest in consultations etc.  With so many new buildings going up and the problems of air pollution and congestion there is never going to be enough parking for everyone. We can expect more restrictions as more people move into the area. What happened to the extension of the congestion charge?Sometimes you can come to an arrangement with someone who has a parking place and doesn't use it.

We had an offer on one of the phases accepted but our buyer disappeared and we didn't proceed. We were however told thay we could not apply for a parking permit  and were invited to purchase an underground parking space for £20k.

Incidentally, a very warm welcome to the area. You may have made a small slip up over parking but you have made a very good choice in picking Acton as a place to live.

Good point, but sometimes work from home so would need to be able to park the car during the permitted hours.

You can, of course, park in the CPZ spaces before 0930 and after 1730, so if you need a car for a daily commute, there should be no problem as long as you don't need to park between those hours.

If the documentation given to you at the time of purchase did not mention the exclusion of the flat from eligibility for residents' parking you may have a case. The value of this should not be underestimated - there is likely to be a five figure differential between the price of a flat with parking rights and one without.I understand that there are some attempts to challenge the exclusion of certain properties from resident parking schemes and recall reading one case met with some success but it may have been for a much smaller development. A quick Google might provide further information.

These sort of restrictions apply right across London with new developments and if they aren't telling people then it reflects very badly on the companies involved.  Wasn't there a class action being brought against an agent/solicitor for not pointing this out somewhere recently?

Inexcusable of the agents for Acton Gardens not to make you aware of these restrictions. They were widely known about and apply to lots of new developments in the area.Your parking problems are only going to get worse as the development completes and fills up.A car club may be the answer. I have used them in the past but you do need to be organised and sometimes a car isn't available at the local drop off point.One possibility that might be worth exploring is registering a business at your flat and then applying for a business permit. This would be a lot more expensive than a residents permit but may be your only option. Not sure that the Council would have restrictions to stop people doing this but chances are they would be keen to take in the extra revenue.
