Living in Gunnersbury Park Estate

Dear All,New to the forum and had some questions about a small’ish area of housing in W3 which I’m hoping some of you might be able to shed some light on - Gunnersbury Park Estate (triangle of housing east of Gunnersbury park)? Have been looking for a house in the Chiswick/Kew area for around a year with very little success. An agent called to look at a house in the triangle of homes opposite Gunnersbury Park with the tennis club in the middle of it. Wouldn’t buy a house on the North Circ road but there are a few deeper in which seem to offer much better value that Chiswick/Kew whilst still being super close. Been back a few times and it doesn’t seem noisy (from the road) either which I was worried about. Any tips or concerns about this specific area?Thanks all so much

Hi Nick my only concern would be that Ealing Council will probably greenlight a 20 storey tower next to your new home, especially if it's in a conservation area.  I'd stay well away and move to the country.  At least you can still own a car there to escape with.

It is a lovely area around there.  Normally very quiet although at peak times can be a rat run for traffic.  It is very much a community area.  There is a social club/tennis club.  I have friends who live there and they love it.  Gardens too are much bigger than those in the vicinity.  Definitely you should consider as the houses are reasonably priced.  Central to everywhere too.

I sometimes visited a friend who lived there and it seemed pretty quiet and an attractive area. My only concerns would be how it’s sandwiched between 2 busy or v busy roads and the railway so maybe hard to walk to places and frustratingly congested in the car. But that may not be an issue. Prices seem to be pretty steady but have dropped over the last couple of years and that may worsen depending on Brexit but then again...

I know two people who live there. Both seem very satisfied with it. It's a short walk from the tube and there's a decent parade of shops for everyday purchases. Not sure about parking. You might want to look for a house with its own drive.

You could drop a letter in the neighbours letterboxes, and see what they say. You'll immediately know if they are friendly!
