Not sure, but 10 bed sits = 10 car parking spaces that will need to be found from somewhere.

Don't think the parking thing follows - lots of young people do not have cars at the bedsit stage of their career.

A modern, up to standard, HMO has its place in Churchfield Rd, and I agree with Sarah, they will not be car owners...
