Can enough Actonites really afford Waitrose - even if this is where their roots are?I doubt if sentiment has much of a part to play

Surpringly it is not as expensive as people think.  It depends what you purchase.  We all throw away much too much.  Better buy little of better quality and not waste anything.

I spend less buying Waitrose food than I did at Tesco.  Mainly because we were buying Tesco Finest just to get meat that actually tasted of something, whereas Waitrose Essentials are much nicer and work out cheaper.However - hubby works at John Lewis in Park Royal and I'm sure he would have heard if it was Waitrose!

Am I being overly suspicious of the PR behind this story or are we only being told about a 'high quality food store' at this point in the process because it sounds better than a 'multi-storey retail and flat development'?  Also got to consider if the waitrose factor is being thrown out there to abate those most likely to object in a unified and effective manner.  As I remember, last time around it was said that to get Waitrose in they would have to offer them free ground rent for a few years and this would have to be made commercially viable by adding a couple of extra storeys of residential flats.But maybe I have too little faith in the Acton Regeneration Company, as the Oaks owners are called in this case!

I haven't seen the new plans but hope they are substanitially different from the old ones which had no benefit to anyone but the developers.I don't want a ten storey monolith with no recreation space, full of over a hundred tiny flats and not even any of them being affordable.But if there is substantial change, who knows?

I suppose it is all relative,  there are pound shops there at the moment so pretty much anything is going to be high quality compared to them!  I cannot see Waitrose opening there although would like to.  Surely with Morrisons and the forthcoming Sainsburys it is unlikely to be a supermarket?

All in favour of competition.  I always seem to spend less in Waitrose.  I just hope there is somewhere to park.

The Development come with it own huge car park - one reason it's so vastand te developers Won't dig down to make the Dar park - too dear  - and do an excrescEnce is born

It would be possible for Morrisons to move into this new site.That would then leave the 'old' Morrisons site open for demolition and replacement with a nice 20 storey block of flats - which I seem to remember was a suggestion made in the past.

Great idea Doris, that would make a lovely focal point to Acton wouldn't it?maybe you should suggest it to the developers at the consultation at the weekend

Very interesting read. I had't heard about this before. I just looked at some of the initial plans....We are currently in Chiswick, but are planning to buy something in Poets corner and therefore very interested in any developments within the area. What is your overall feeling about the area around Churchfield road? Is it going up or down? It looks like there are quite a few shops/cafes closed at the moment.  Do you feel this new development will have a positive effect? Would be great to get some feedback from you. Many thanks.

I reckon you could fit at least 3 tower blocks on that Morrisons plot.  Each flat could come with Bonus Card, valid only at a 'high quality  food store'

Churchfield Road has gone up no end recently...the combination of the Rocket and Lavellis and the new rail timetable seems to have encouraged several new businesses such as the bike repair place, Nara's new salon opening soon.Plus there are otehr good places such as the newish butcher and the great flower shop.So far the level crossing end has done better - maybe because of the nearness of the station driving trade or having the park nearby. The other end hasn't come on as well.But the whole patch is definitely better than we moved in decades ago.Not sure about the development. The Oaks currently is rather a blight so you would think anything would be better. But the first design was ghastly with a monolithic appearance on Churchfield Road - wholly out of scale with the rest of the road and definitely not a thing of beauty. It offered quite a small range of housing - though masses of it - and was seen as likely to place considerable strain on the local infrastructure.I have no idea whether the new schems has taken local objections into account and so if it is any better. Some local businesses would welcome any development as they are sure it will bring more business. they may be right.If you move in time, do come to the local community association annual garden party in June. Plus there will be a number of street parties for the Jubilee - depending on where you buy...

Thanks for the information Sara. I will keep an eye out on further developments in The Oaks. We hope to complete in a month or 2 so fingers crossed we make it in time for the annual garden party.

The developers PR says there is a food store in the last stages of negotiation and that it would be due to open at the end of this year or during next!Given it's taken more than six months just to get the Sainsbury local more or less ready to open, that seems optimistic.Sara
