Do people have an opinion on why the house prices have increased so much in the last 12 months?Seems to be much higher than the national average, and even the average in London.Is this related to Crossrail?Or people being priced out of Chiswick moving a bit further out?I wonder how much more it is going to go up in the next 2-3 years?

Crossrail, big improvement to Overground, general improvement to High Street, lots of positive developments in Churchfield road, prices topping out in Chiswick while prices in Acton previously stagnated.
