Have Acton property prices shot up?

In the last few weeks i have noticed that property prices in West Acton seem to have gone crazy.There is a house on Noel road that is being offered at £1.3 million - whoever owns it paid £435000 in feb 12.It's been extended and they have done a good job but being where it is: it is still a fairly small house.There are a number of 3 bed houses in Saxon Drive on offer for well over  £600000.Have they found Oil round here?Is this happening in the rest of Acton and does anyone know what has prompted these rises?

Excellent news . I offered on goldsmiths 1 year ago and same house just sold for £ 300 k more last week Sign of changing Acton due to cross rail and hope fully the slum land lords will sell out , family moves in  , we get restaurants and infrastructure like Chiswick or the like. Drive out the anti social ... All good news . Council might need to change

300K increase in a year?wow!funnily enough, shortly after i posted this i bumped into an old neighbour who left Acton in January.The first thing he said was 'what has happened to the property prices?'he was kicking himself over how much he sold for.We are thinking of leaving London so it could be good news for us.

It's not just Acton - almost everywhere in London is rising fast: my daughter is looking in Kilburn/willesden/dollis hill and the prices are rising daily....going in days for well above the asking price.

Peter, you seem hell bent on getting Acton as close to Chiswick as possible. That's not a view I for one share. Sure it would be nice for us homeowners to realize more profit in our investments, but some of us like Acton for being Acton, and don't see it as some poor relation of Chiswick.We have good restaurants, cafe's a great park and superb travel connections - and above all else, Acton is "real".Carl

Sara article in the Evening Standard taking about houses in East London rising by just under £1000 per day .... The agent told me he can't get enough houses to sell and he is getting multiple bids over the asking price on anything in Poets Corner Carl afraid it's the Chiswick overspill moving in as they get out priced in Chiswick ... Next we will be getting a Costa coffee ... Ooh that's already happened ... Waitrose next ???

Wow i thought those days were long gone!Maybe the economy is in recovery?Incredible that there has been such a change in a year. This time last year four of the houses in our cul de sac were for sale and only one of them sold. (and they were all asking about 150k less than what similar places are currently being punted for.)Hope your daughter finds somewhere. We were in exactly that position ( and same geographic location) 10 years ago.We gave up when a very run down flat in a below average street in Harlesden went for 80 grand above the asking price.If she is a first time buyer then i can personally recommend the shared ownership route, it worked out great for us.

Carl,How I agree with you! I don't want Acton to be like Chiswick. Acton has it's own identity - it may not be to some people's liking, but that is their problem - they chose to move here!(One would like to point out that some people who think they live in Chiswick actually live in Acton, despite the W4 postcode! Look at the parish boundaries, both old and current and you will see what I mean!)

Totally agree with Peter, smell the (Costa) coffee folks, Acton is going to become like Chiswick, all the signs are there and I'm not going to be lectured by the Churchfield road bourgeois mafia that's a bad thing whilst they sit in their fast appreciating homes and regularly comment on here about the lovely little bakery that just opened blah blah blah

Gary next things the gays will be moving in and property prices go through Acton needs upgrading in all areas not just the Poets Corner or Churchfield Road areaCarl apart fro Rocket , Station house and the odd Indian or North China which is a bit of a slep where can I eat out on a Weekend ?? Where can I take the family for a casual meal mid week without train or car ?Sooner we get the infrastructure that is what is expected of London boroughs the better ie a social, infrastructure on our door stepsForget the real Acton that's the builders at  9am I met at Acton Central discarding their Larger cans on the roadside or the gangs you pointed out in one of your previous post

By the way had an agent around today and you would not believe prices ... Massive demand from Chiswick and Notting hiillLandlords worth checking out your property prices as rentals in Acton not kept up in relationship to capital prices ... Better of selling At least that's the agents talk

What's nice about Acton is the mix: gay/straight, many, many races and religions, all ages and all classes and income groups. And little oppression on the basis of any of those things

wish that were true Sara perhaps it is in some parts but my experience is that the various communities operate in parallel universes, the actual touch points between them are few and far between. Sadly many eastern European , Muslim and other communities are not at all relaxed with gays and just merrily tolerate our existence, iit isn't just all wonderfully inclusive as you would hope

Some are too sensitive on this site and prone to leap to conclusions.My immediate interpretation of Peter Truesdale's comment when I read it was that gays moving is desirable, because they often have a predisposition to improving their properties, thereby enhancing and improving the tone of the area.I don't think he was having a dig at gay persons or anything else at all.But then, I could be wrong of course, that's just MY take on his comment.

It was my neighbour who commented when my partner and I moved in that maybe Acton was becoming trendy if my sort were moving here !!! All done with a smile ....so again no offence intended

Certainly is - have you read CW4? They are beastly to each other and drive people off the site by aggressive, bullying posts. AW3 is mercifully free of sustained unpleasantness - even this thread has resolved into amity - unheard of in the other place!

Sara, the people who read and respond to this web site are no necessary indicative of those who live in Acton and the same for the Chiswick Forum. Perhaps the Editor could let us know how many people are signed up to both Forums?  A small majority of the total population I would suspect.I was thinking more about the nature of the environment and the politeness you find when walking around Chiswick compared with walking around Acton.  Yesterday afternoon Chiswick certainly looked cleaner, but then Hounslow Council are presently having an enforcement campaign on those who drop litter.  Something we need in Acton perhaps?

There's me thinking a TLA is a three letter Acronym.Numbers signed up (and I suppose that's an indicator - hit 10,000 on Chiswick ages ago - and is probably much more - but is way under 5,000 on Acton.

yes that would be good, this morning a woman - about 50 years old( I only mention this  to indicate that it is not always the young that have no consideration for our streets) ] in front of me bent down and placed her empty can on the curb outside the health food store/green grocers;  I pointed out a bin just across the street and suggested that it would not have been too difficult to put it in the bin  the response :-A mouthful of foul abusestarting with Mind your own f ing business and ending with "I hope you die"  would a campaign in Acton work?

In 5 years houses in our street have doubled.About 50% of that increase has been in the last 12 months.I wonder how long it will continue before settling.
