Two bedroom, ground floor flat wanted in Acton Central f

I've just registered with the Estate Agents but thought you guys might be more knowledgeable/straightforward/on the ball.My mum has finally decided to downsize and move near us and she only wants the impossible:A two-bed, ground floor flat with maybe a little garden/patio and a separate kitchen. In good nick. Not on Horn Lane. Probably a conversion as she likes high ceilings. She'll be selling her detached house in Surrey so the criteria are more important than the price (lucky her!)Any ideas?

Sara we have friends looking for similar , albeit 1 bed and they tell me that there is nothing on the market and if anything decent comes up it is snapped up immediately . They offered on a 1 bed fullasking price last Sat when it went on the market and it has now gne to sealed bids at 2:30pm today . Housing market has just gne crazy . Wish your mother luck

I know - it has all over London but this area seems one of the worst. I blame Crossrail.And it will get worse in January - at the lower end when the new mortgage concession/guarantee comes in.I'm trying to sort it before that.

Sara,  is it just Poet's Corner area you are looking at or further afield?  I am sure you have already looked on rightmove etc but I just did Draw a sketch and there is a nice flat on Lynton Rd,  Creffield Rd (at £550k! for a 2 bed flat! but very nice),  and a couple of good ones in West Acton the mock tudor flats.  Failing that I might be tempted to sell my 2 bed garden flat,  mind due I am not looking to move but for the right price! :-)

thanks all - am not exactly blaming Crossrail - just understanding the impetus. After all, with a family home here in Acton Central, I stand to gain as much as anyone.Lynton Road is too far..I really am just looking round here to start with at least. I'm sure mum will be happier a tiny stroll from the Rocket/Pearls/Lavelli's/Fields/overground/park etc I will look at age-restricted but, in my experience that sort of new build is often really mean on space and style - several of husband's aunts have lived in them and I have looked at other plans (I LOVE floorplans!) Is that a serious offer of a flat....?

I was actually surprised by the floor space in those flats, though I don't suppose the ceilings are very high.I love floor plans too: estate agents who don't provide them should be run out of town by howling mobs with pitchforks.

SaraNo sorry,  I am stretched already and cannot move up the property ladder so staying put!There is a flat on for £500k on Woodhurst Rd and another for £475k on Cumberland Park both smack bang in Poets Corner,  both look nice.

I love property hunting.  Always looking at what's for sale and watching property programmes.  We call it "property porn".    Good luck with your search, I've been looking for over a year for a flat to develop/ extend and no luck.  ,ps how nice it will be to have your Mum just down the road..

I really would like her closer than that, John. Cumberland Park or Poets Corner ideal. And it would be lovely to have her close because she is a very nice person and I wouldn't worry so much...

We are looking at a sheltered flat tomorrow - in Bryant Court. So far the Estate Agents haven't exactly come up trumps. But at least the one I dislike most - Goodman - has failed most. No reply to an enquiry about somewhere we might actually like.Today went with someone else to see a house in Grafton Road - on the market for £1.3 MILLION. Seemed a lot though it's rather big and beautiful. No garden to speak of though which was odd.

Oh yes - am very chummy with warden and looking forward to taking mum to meet him in a fortnight. And he says he will let us know.No time for leaflets this week... but yes, an option.But I think she quite fancies sheltered and never having to think about a boiler ever again.

Off to see a Pegasus Court flat this afternoon - though I don't think Horn Lane is the answer.Am hoping something suitable comes up soon...Mum has definitely said she prefers sheltered to stand alone so have given that up (not that there seem to be any suitable around anyhow!)

Oh if it were only true Angela.We have looked at two sheltered flats this week and like the set up at one very much - but the rooms are rather small. the other is in the wrong place. There's another mum really likes - but it's in Wembley AAGGH!

Does she really need sheltered housing if she's close enough to you? I'm not sure her belief that it'll mean no more bothering about boilers is well-founded. My dad is in sheltered housing and is certainly still responsible for his own boiler, though obviously the warden will help and advise and I know he gets odd jobs done often by the management company.BTW, if she does go for sheltered, it's better to go for one run by a charity than a business, if you have a choice.

She would rather have nothing to do with a boiler ever again - and all the sheltered places don't take responsibility for those. On the other hand, 6 minutes walk for us, with someone on hand during working hours and in a pretty new build, should mitigate that.Her face is set against living alone now...so that's a discussion over.And the only sheltered places I can find near here are businesses. Abbeyfield is too small and anyhow - near here - is only for Poles. It's jolly tricky.

There's a place in Chiswick, on Fisher's Lane,right by Marks food hall, Boots etc. Homecross House.Seems to have one for sale at the moment -- only a one-bedder, though, though I think they have a residents lounge too if you're feeling cramped.http://www.rightmove.co.uk/property-for-sale/property-34577992.html

Thanks Fran - but mum has now settled on sheltered - and, unless we get desperate, we'd like walking distance from Acton Central.Still working on it
