A interesting point is how much they collect as a percentage from rents payable landlords for "managed" properties and what do they do to deserve it? I quite understand why they get a commission on getting a property let - though, these days, given increasing demand that cannot be back-breaking, even with outrageous rents - but with managed properties, do they do much for the property apart from annual gas safety checks (which on my rented property were, I think, fixed by up by my landlord direct (a nice chap, the safety check guy). As my rented property was in good nick when I rented it, I did not call on the agents that much if at all, and the end of tenancy deductions were not difficult to accept, but if a property is ropey to start with I gueess it could be an uphill struggle to get repairs done.
